The ATX Project: Austin Real Estate Tips for First-Time Homebuyers and House Hackers

The ATX Project - Helping young professionals turn their first home into a wealth-building investment. With Kyle Nussen, REALTOR®

Welcome to The ATX Project

If you’re a young professional in Austin, Texas and you’re tired of feeling like rent is holding you back, you’re in the right place.

The ATX Project is dedicated to helping Austin renters become homeowners—and eventually investors—using clear, practical real estate guidance you can actually use.

I’m Kyle Nussen, a local REALTOR® with JBGoodwin REALTORS®, and I created The ATX Project to help you build long-term wealth through real estate (even if you’re starting from zero).

What is The ATX Project?

The ATX Project is a real estate education hub focused on:

  • First-time homebuyer guidance in Austin

  • Neighborhood insights and local market updates

  • Wealth-building strategies (especially for people who still want a fun life while planning for the future)

My goal is simple: help you move from “renting and hoping” to owning with a plan.

House Hacking in Austin (A Strategy I’m Big On)

One of the strategies I’m most passionate about is house hacking—buying a primary residence and using part of it to generate rental income that can help offset your monthly housing costs.

Depending on the property, that can look like:

  • Renting out a spare bedroom

  • Buying a duplex and living in one side

  • Renting an ADU / guest space (where allowed)

House hacking is the concept that completely changed how I view real estate, and it’s a strategy I’ll be breaking down step-by-step here on the blog.

What You’ll Find Here
